Before Ordering Materials

CWRC Inspection Process
New-Home Construction
New-home construction subject to the CWRC requires two BFFRPD inspections:
1. Initial Inspection: Education and Planning
This inspection is performed early in the project. BFFRPD will review the property’s wildfire classification, applicable construction requirements, proposed exterior materials, roofing, vents, decks and attachments, site conditions, and defensible-space requirements.
The purpose is to identify potential compliance issues before materials are installed and reduce costly corrections later in construction.
2. Final Inspection: Before Certificate of Occupancy
This inspection is performed when exterior construction and required site work are substantially complete and before Certificate of Occupancy processing.
BFFRPD will verify compliance with the applicable CWRC requirements. Any deficiencies must be corrected before BFFRPD can provide final CWRC approval for the Certificate of Occupancy process.
Other Projects
CWRC review or inspection may also be required for additions, roofing, siding, exterior alterations, decks, fences, accessory structures, landscaping, and other projects when the scope of work meets an applicable CWRC trigger.
BFFRPD will determine the required review and inspection process based on:
- The property’s location and mapped fire-intensity classification
- The type and scope of the project
- The applicable CWRC trigger
- The plans, products, and assemblies proposed
Inspection Fees and Scheduling
The applicable CWRC inspection fee must be paid in full before the inspection is scheduled. Fees are subject to change under the District’s current adopted fee schedule.

Schedule final inspections early enough to allow time for corrections before the requested Certificate of Occupancy date.
