  • Commercial fire protection systems

Pikes Peak Regional Building Department handles the building permit. Colorado Springs Fire Department Fire Construction Services conducts commercial fire plan reviews and inspections for projects within the BFFR district under an agreement with Black Forest Fire Rescue.

Commercial Project Process

Step 1

Begin With PPRBD

Start the commercial building permit and plan-submittal process with Pikes Peak Regional Building Department.

Step 2

Complete Commercial Fire Plan Review

Commercial fire and life-safety plans are reviewed by Colorado Springs Fire Department Fire Construction Services.

The review may include:

  • Fire department access
  • Fire-flow and water-supply requirements
  • Fire sprinkler systems
  • Fire alarm systems
  • Commercial kitchen suppression systems
  • Other required fire protection systems

Step 3

Address BFFR District Requirements

The project must also meet applicable BFFR requirements for:

  • Impact fees
  • Emergency access
  • Roads and driveways
  • Firefighting water supply
  • Hydrants, cisterns, or dry hydrants
  • Applicable wildfire-resiliency requirements

Step 4

Pay Required Fees and Obtain Approvals

Pay the BFFR impact fee and complete all required building and commercial fire plan approvals before beginning construction.

Step 5

Begin Construction and Complete Inspections

PPRBD conducts applicable building inspections.

Colorado Springs Fire Department Fire Construction Services conducts applicable commercial fire and fire-protection-system inspections.
